Repayment: Down payment and closing cost assistance is available in the form of a 0%, non-amortizing, 30-year deferred second mortgage. This second mortgage becomes due and payable, in full, upon sale of the property, refinancing of the first mortgage, transfer of deed or if the homeowner no longer occupies the property as his/her primary residence. The Florida Hometown Heroes loan is not forgivable.

Repayment: The Peach Plus first mortgage is a 30-year fixed loan. If Georgia Dream down payment assistance is used, it is a deferred second mortgage that becomes due when the home is sold or transferred, the first mortgage is refinanced, or the property is no longer the borrower's principal residence.

Amount: Borrowers can choose 3% for conventional loans or 3.5% for government loans (FHA, VA, USDA) of the home's purchase price in optional down payment assistance.

Repayment: Standard first-mortgage repayment applies to the Ohio Heroes discounted-rate loan. If optional OHFA Down Payment Assistance is included, that assistance is forgiven after seven years; if you sell your home within seven years, you must repay all of the assistance provided.

The associated down payment assistance is a 0% second mortgage with no monthly payment, and the DPA second mortgage becomes due on maturity of the first mortgage, sale or refinance of the first mortgage, or transfer of ownership or primary residency status.

Repayment: The DPA is a 15-year forgivable zero percent interest second mortgage. DPA must be paid in full upon sale, refinance, or if property is no longer the borrower's primary residence prior to maturity.

Tennessee

Amount: Homeownership for Heroes is a reduced-rate Great Choice first-mortgage program for eligible hero borrowers. If a borrower also chooses Great Choice Plus, THDA offers an optional second-loan down payment assistance add-on with either $6,000 as a deferred forgivable second mortgage at 0% interest or up to 5% of the sales price, capped at $15,000, as a 30-year amortizing second mortgage at the same interest rate as the first mortgage.

Repayment: The Homeownership for Heroes first mortgage is repaid under standard Great Choice loan terms. If Great Choice Plus is added, the deferred option has no monthly payments, carries 0% interest, is forgiven at the end of the 30-year term, and becomes due in full if the home is sold or refinanced before then. The amortizing option is repaid with monthly payments over 30 years at the same interest rate as the first mortgage.

Repayment: No loan repayment. Credit may be claimed each year while borrower occupies home as primary residence. If home is sold within 9 years, borrower may be subject to federal recapture tax. If borrower moves out and rents the home, the credit can no longer be claimed.

Amount: Program amount: up to $25,000. It may be used for down payment, closing costs, mortgage insurance, or mortgage interest rate buydown.

Repayment: No payment or interest applies. A pro-rata portion is forgiven over 5 years while the officer remains employed in Utah as a law enforcement or correctional officer and occupies the home as a primary residence. If the home is sold before 60 months and the officer continues to be an eligible employee, no amount is due at sale. If the home is sold before 60 months and the officer is no longer an eligible employee, the required prorated amount is due in cash at sale. If the officer leaves eligible employment while still owning the home, the required prorated amount is repaid in equal monthly payments over 5 years with no interest, beginning after the 61st first-mortgage payment.
