How do you apply?
Apply through a Georgia Dream participating lender to pre-qualify and begin the loan process; after lender credit approval, the file is sent to DCA for compliance review and funding approval.
Application timing
Lenders reserve funds through the DCA portal for a 75-calendar-day window covering DCA compliance underwriting, closing, and funding; complete underwriting packages are noticed within 5 business days, review may exceed 10 business days, and 7-, 15-, or 30-day extensions are available.

DCA's Peach Plus page says FHA- and VA-qualified borrowers who do not meet the traditional Georgia Dream rules may apply for Peach Plus. The official FAQ says first-time homebuyer status is not required. DCA lists Peach Plus down payment assistance options of 3.5% up to $10,000 for Standard or 4% up to $12,500 for PEN/CHOICE, whichever is less.
