Homes for Texas Heroes Mortgage Credit Certificate
Texas State Affordable Housing Corporation (TSAHC)
15% of annual mortgage interest paid as a federal tax credit; for qualified Homes for Texas Heroes borrowers using MCC with TSAHC down payment assistance, the MCC is free.
No loan repayment. Credit may be claimed each year while borrower occupies home as primary residence. If home is sold within 9 years, borrower may be subject to federal recapture tax. If borrower moves out and rents the home, the credit can no longer be claimed.
Eligible Shield borrowers receive a 0.125% reduction from OHFA's posted GOLD rate and access 3.50% down payment assistance when using the required OHFA Homebuyer Down Payment Assistance product.
Standard first-mortgage repayment applies for the special-rate first mortgage. The associated down payment assistance is a 0% second mortgage with no monthly payment, and the DPA second mortgage becomes due on maturity of the first mortgage, sale or refinance of the first mortgage, or transfer of ownership or primary residency status.
Borrowers can choose 3% for conventional loans or 3.5% for government loans (FHA, VA, USDA) of the home's purchase price in optional down payment assistance.
Standard first-mortgage repayment applies to the Ohio Heroes discounted-rate loan. If optional OHFA Down Payment Assistance is included, that assistance is forgiven after seven years; if you sell your home within seven years, you must repay all of the assistance provided.
Borrowers can receive up to 5% of the total first mortgage loan amount (maximum of $35,000/minimum of $10,000) in funds towards down payment and closing cost assistance.
Down payment and closing cost assistance is available in the form of a 0%, non-amortizing, 30-year deferred second mortgage. This second mortgage becomes due and payable, in full, upon sale of the property, refinancing of the first mortgage, transfer of deed or if the homeowner no longer occupies the property as his/her primary residence. The Florida Hometown Heroes loan is not forgivable.
