Do you repay it?
The Georgia Dream down payment-assistance loan is a 0% deferred second mortgage with no monthly payment. Current DCA materials say the second mortgage is not forgivable and becomes due when the home is sold or transferred, the first mortgage is refinanced, or the property stops being the borrower's principal residence.
How do you apply?
Complete DCA or HUD-approved homebuyer education, work with a Georgia Dream participating lender for prequalification, and have the lender submit the Georgia Dream file and selected assistance lane to DCA for compliance review and funding approval.
