Active-duty military, Veterans, Law enforcement officers, Firefighters, Emergency medical technicians (EMTs), Paramedics, First responders, Medical personnel, School district employees, Delaware state employees
What support do you get?
Up to $10,000 in down payment and closing cost assistance.
Do you repay it?
The loan balance is forgiven by 10% for each year the homeowners reside in the property as their primary residence, and it is fully forgiven after 10 years.
How do you apply?
Apply through a DSHA-approved lender and use a DSHA first mortgage. Borrower must have at least 6 months in an eligible Delaware occupation field.

DSHA says Delaware Diamonds is a DPA second-loan program for specific employment fields in Delaware. The official program notice says it provides up to $10,000 in down payment and closing cost assistance and that the loan is forgiven by 10% each year the homeowner continues to occupy the property as a primary residence until full forgiveness after 10 years.
